Real estate developers face persistent challenges in securing sustainable financing for large-scale projects. Real Estate Investment Trusts (REITs) have emerged as an alternative instrument, bridging the gap between developers and investors by providing liquidity, transparency, and long-term investment opportunities. While the short-term effects of market shocks such as the COVID-19 pandemic on REITs have been documented, the long-term recovery patterns and policy implications remain underexplored. This study investigates REITs as a viable financing mechanism for real estate developers, focusing on how regulatory frameworks, market resilience, and macroeconomic conditions influence recovery trajectories. Drawing from secondary research and recent global and Indian REIT cases, the study highlights that well-designed policies, tax incentives, and robust governance structures are critical for ensuring long-term stability of REITs. The findings suggest that without strong policy support and forward-looking regulations, developers may be unable to fully leverage REITs as a sustainable financing model. The study concludes by recommending greater policy innovation, improved investor education, and adoption of global best practices to strengthen REITs as a long-term solution for real estate financing. (Egbo, Nnamani, and Amuta 2021) (Alonso, J., et al. 2021).

REITs are valuable vehicles for channeling capital to real estate developers, but their role is heavily shaped by market shocks. While short-term impacts of COVID-19 are well documented, long-term recovery and policy aspects remain underexplored. This study highlights the importance of governance, sectoral resilience, and policy reform in ensuring REITs become reliable long-term partners for developers in future crises.
